As a realtor who's helped countless families find homes in Tulare, I've noticed how school districts often drive buying decisions. Let's talk about our "country schools" - those smaller, rural schools that have a character all their own. What makes these country schools special? In my experience working with local families:

  • You'll find many families where parents, aunts, uncles, or grandparents work at the school

  • Some families will drive clear across town just so their kids can attend a particular country school

Liberty Elementary


Location: Northeast side of Tulare, near Visalia


Liberty is currently one of the hottest areas for home values in Tulare. Why? It's surrounded by the desirable Cypress Park and Kensington subdivisions, with another new development being built right across the street. Plus, it's close to Del Lago Park - Tulare's most popular neighborhood with a pond, play areas, tennis courts, and more. The east side of Tulare generally has higher home prices, and Liberty benefits from this great location.


Sundale Union Elementary


Location: East of town, on the way toward Lindsay, CA


Sundale has some of the most fiercely loyal families I've encountered. Many parents will go out of their way to get their children into this district. The school serves a nice mix of families, and its east-side location doesn't affect values too much. Most of the homes in that area are rural, large acreage lots, and don't come up for sale often.


Oak Valley Union Elementary


Location: Northwest side of Tulare


Like Sundale, Oak Valley has incredibly loyal attendees. I've worked with numerous families who specifically searched for homes in this area just to be closer to the Oak Valley district. The school has built a strong reputation within the community, and this definitely influences home values the closer you get to the school.


Buena Vista Elementary


Location: Southwest side of Tulare


Buena Vista has history on its side - established back in 1878! This school has a small, close-knit student body, and the historic aspect appeals to many families. It's a solid option for homebuyers looking in the southwest area.


Palo Verde Union Elementary


Location: Southern part of town, near the airport and International Ag center


Palo Verde serves the agricultural community in the southern part of Tulare. It provides educational opportunities for families in this part of town. It has updated facilities and large sports fields for the community to enjoy.


Waukena Joint Union Elementary


Location: Southwest of Tulare in the tiny community of Waukena


Waukena is the furthest country school from Tulare's center - about a 20-minute drive. It serves a very small community (Waukena itself only has around 100 residents). This distance from town means it doesn't typically drive home values in the same way as schools closer to Tulare city center.


What School Districts Mean for Home Values and Buyers


Having helped countless Tulare families find their perfect homes, I've seen firsthand how these country schools directly impact our real estate market:


Liberty Elementary & Del Lago Area: This is currently Tulare's hottest market. The combination of new Cypress Park and Kensington subdivisions, another development under construction, and proximity to Del Lago Park has created perfect conditions for rising property values. If you're looking for potential appreciation, this area should be on your radar.


East Side Premium: There's a clear preference for east-side locations in Tulare. Homes near schools like Sundale tend to command higher prices, and many buyers specifically request east-side properties when they begin their search.


Loyalty Creates Demand: Oak Valley and Sundale inspire incredible loyalty. I've worked with families who refused to consider homes outside these districts, which creates consistent demand. If you're buying in these districts, you'll likely find your home remains desirable when it's time to sell.


Family Traditions Matter: Don't underestimate the power of family connections. Many young families want to buy in the school district they attended as children, creating multigenerational patterns in certain neighborhoods. This creates stable, long-term demand in areas served by schools with strong historical ties.


Commute Considerations: When thinking about location, consider how far you're willing to drive for your preferred school. Some families happily commute across town daily for their school of choice, while others prioritize proximity. Your lifestyle and schedule should factor into this decision.
